City of McKinney Building Inspections requires permits for commercial roof replacement citywide. For buildings in the historic downtown overlay, the permit application may trigger a Collin County Historic Commission review if the scope includes changes to the roofline or visible exterior elements. We identify this during the pre-construction scope review and handle the historic review documentation as part of our pre-construction deliverables.
The historic downtown stock is mostly original or first-replacement built-up roofing — some of it 40 to 60 years old, patched repeatedly. The late-1990s to early-2000s Stonebridge Ranch retail runs first-generation modified bitumen that's reaching end of life. The Craig Ranch and Stacy Road corridor buildings from the 2010s forward are mostly mechanically attached TPO at 60-mil or 80-mil — first-maintenance territory.
We'll walk the roof, assess current condition against the building's history, and produce a written report covering maintenance needs, capital planning, and manufacturer warranty status.
